The greatest compliment to a firm is repeated requests for continued services. Initially, The Structures Group, Inc. performed a forensic analysis of all the structures that comprise the Robert R. Moton Conference Center located on the north shore of the York River within Gloucester County, Virginia. With the mindset of operating portions of this historic facility, our task was to determine the nature and extent of the distress within the facilities, as well as provide recommendations for remedial repairs based on the current International Building Code requirements for live, wind, snow, and seismic loads required.
Several years later, The Structures Group, Inc. was retained to provide a due diligence condition review of the numerous structures that comprise the now operational Robert R. Moton Conference Center. These structures included:
- 3,300 square foot two and a half (2 1/2) story historic manor house known as “Holly Knoll”, constructed in 1935 (National Historic Landmark)
- 3,000 square foot residential building A, constructed in 1958
- 1,450 square foot residential building B, constructed in 1958
- “log cabin”, constructed in 1915
- 3,800 square foot Clement Hall, constructed in 1980
- 5,200 square foot Patterson Hall, constructed in 1958
- Amenities consisting of an in-ground swimming pool, tennis court, pump house, water front beach, pier, and a garage.
Our due diligence condition review concentrated on the structural, mechanical, plumbing, and electrical systems of the numerous structures to facilitate a capital reserve study. We concluded our review with a report delineating our observations, maintenance requirements, life expectancy, recommendations for remedial repairs, and an order of magnitude cost estimate for such repairs as part of the capital reserve study.
