In association with RLPS Architects of Lancaster, Pennsylvania, The Structures Group, Inc. (TSG) provided the structural engineering design and construction documents for the three (3) story, approximately 60,000 square foot, expansion to the Woodhaven Assisted Living Building located within the Williamsburg Landing Retirement Community within James City County Virginia. The expansion wing consists of an approximately 13,500 square foot below grade basement, an approximately 16,000 square foot first floor, an approximately 14,500 square foot second floor, as well as an approximately 13,500 square foot third floor. TSG culminated the design phase of the project with the creation of structural construction drawings utilizing Revit, a 3D building information modeling program.
The three (3) story expansion was connected to the existing Woodhaven facility with a two (2) story corridor. Several one (1) story expansions, totaling approximately 10,000 square feet, were also added to the existing Woodhaven building, as well as significant interior renovations to the existing space. These renovations and expansions also required TSG to act as the International Fire Code required Fire Impairment Coordinator.
During the design process, TSG assisted in the coordination and preparation of the architectural, mechanical, plumbing, and electrical construction documents, including the project manual and specifications. This team approach, utilizing Revit modelling, resulted in a quick and concise code compliance plan review of the construction documents and issuance of a building permit. With an extremely tight construction schedule for this $19.3 million expansion and renovation, construction administration services, including responses to contractor RFI’s, submittal review, and shop drawing review, were provided in a time is of the essence manner.
During construction, TSG also provided the Agent I Special Inspections for the Owner as required by the 2012 International Building Code (IBC) as amended by the 2012 Virginia Uniform Statewide Building Code (VUSBC). These inspections included concrete reinforcing, masonry reinforcing, masonry, structural steel and bar joists, as well as light gage framing, wood roof trusses, and shear walls.
