The Structures Group, Inc. (TSG) and Construction Forensics, Inc. (CFI) provided forensic analysis of the mixed use 450,000 square foot complex’s four (4) story garage, as well as the building envelope study, to identify the source and extent of distress from water intrusion that had caused significant damage (particularly in the exterior walls), mold problems, and distress in the brick veneer. The forensic analysis and envelope study included both infrared imaging as well as exploratory destructive testing. Upon completing the analysis, a remedial repair plan was provided with an order of magnitude cost estimate included for replacement of the roof, as well as brick veneer, framing, exterior siding, and sheathing repairs.
Following our team’s forensic review and remedial repair design, TSG and CFI provided the required Agent I Special Inspections and construction oversight for the necessary remedial repairs which resolved the causes of moisture intrusion and repaired the previous damage. Both the roof system and the exterior, which included cement board siding and masonry veneer, were removed with significant repairs provided to the wall and adjacent floor framing of the four (4) story building. Due to TSG’s and CFI’s expertise in litigation support, key expert testimony was provided in successfully resolving the mediation process between the Owner and original Design Team, as well as between the Owner and the original General Contractor.
