Foundation Square Mixed Use Building

James City County, Virginia

Working as the structural design consultant to the developer for this design/build project, The Structures Group, Inc. provided the structural engineering design and construction documents for the four (4) story, approximately 130,000 square foot, commercial/residential mixed-use building constructed over a below grade parking garage within the pre-planned New Town section of James City County, Virginia. Understanding the implications of material costs and speed of construction on the ultimate project costs, The Structures Group, Inc. initially prepared alternative selection floor framing designs for pricing purposes at the request of the client during the design development phase. This allowed the ability to begin the design with the most cost effective, economic structural system.

The commercial/residential mixed-use building utilized cast-in-place concrete below grade walls as well as a cast-in-place structural concrete two-way first floor slab, composite structural steel framing at the second floor, and two (2) stories of wood framing above. The design phase culminated in the creation of structural construction drawings and specifications for the commercial/residential mixed-use structure. To expedite the county plan review and issuance of a building permit, TSG performed an expedited independent plan review of the construction documents for the owner. Our independent plan review was submitted along with the permit application and construction documents, achieving a building permit within seven days.

The Structures Group, Inc. also provided construction administration services for the structural components and served as the Agent I Special Inspector, as part of the code required Special Inspections. These concurrent roles allowed questions regarding deviations in the as-built conditions to be quickly answered and allowed the construction to be completed in a time is of the essence manner.
